Downsizing Communities

There are several communities in Salisbury and nearby towns that are a perfect place to downsize. This area is popular for Seniors and Baby Boomers who have retired or looking to move to an area where you could work by zoom for the last few years of employment. There are two Universities close by for cultural events and programs that might interest you. Plus you will be 30-45 minute drive to coastal beaches in MD & DE. Numerous golf courses are also close by.


Avalon Retirement Community 

This 55+ community is one of the best kept secrets in Salisbury. It is located right behind the MD State Police Barracks and the street in and out is Troopers Way. Maintenance Free living with lawn care, snow removal, power washing every other year, building insurance, maintenance and replacement of the roofs. There are three sizes of condos 1 bedroom & 1 bath,1bedroom & 1 bath with extra room for dining or living rooms, and two bedrooms with 1 ½ or 2 Baths plus one garage. Condo fees are very reasonable.


Mallard Landing Retirement Community

Beautiful campus situated on the Schumaker Pond with three condo buildings, Clubhouse, and attached Assisted Living, Look out onto Winding Way that had cottages with views of fountains. The building facing Johnson Rd has condos with 9’ ft ceilings and garage are available to purchase. It is designed for 62+ community residents. Dining services available and daily activities on campus and off keep you busy. Maintenance and amenities are  covered by condo fees and community fees.


Village of Tony Tank

On the south side of town, close to Rt #13 Bypass and Rt #13 is located this 55+ Active Adult Community. They have carriage houses(duplex) and single family homes. The HOA provides lawn maintenance and snow removal is available. City Services are provided with water, septic and trash and billed quarterly. Nice area to walk and ride bikes in development.


Summers Gate

Off of Snow Hill Rd and close to Rt #13 bypass, is this 55+ Active Adult is has single family homes and also condo are available to purchase. Spend time enjoying the Clubhouse with exercise room, card and game room, big great room plus full size kitchen that you cook Thanksgiving Dinner and room to see everyone. Outside is swimming pool and attractive patio to enjoy the sunshine and visit with neighbors. City services are provided.


Sleepy Hollow

On the west side of town and off of Pemberton Dr. is another Ruark Community which is a multi-generation community. To the right of the Clock is 55+ area with single family homes and to the left of the Clock is 55+ duplexes and quads, with some facing ponds in their backyard. Maintenance free with lawn and snow removal


Schumaker Manor

Located between Rt #13 & Rt #50,close to everything. Duplex community that has Condo Fees to take care outside of condo, communities common areas, maintain siding and roof. Owner just insures the inside and personal contents. Most unit have fenced patio areas with porch or enclosed sunrooms. Various square footage available with 2 bedrooms and third bedroom upstairs or just storage. Security is easier with street one way and one way out.


Wood Creek Golf Community

Located in Delmar, MD and about 2 miles from shopping, restaurants, groceries and kayaking in local pond. First part of development has some single family homes, but most are duplexes. They have spacious, two bedroom, two baths with garage and back patio. Community clubhouse is very spacious with exercise area, activity room and swimming pool outside.



River Place Condominiums

Riverfront views from living room and primary bedroom, balcony and boat slips you can purchase. Convenient to downtown Salisbury and Rt #50 for shopping and dining.
